Frequently Asked Questions for Buyers
What is a Realtor?
I am a Realtor. A Realtor belongs (and pays annual dues) to the National Association of Realtors and is held to a higher standard because Realtors must abide by the Code of Ethics
What is a Buyer's Agent?
A buyer's agent is a real estate agent that represents you in finding a property to purchase, gives practical advice on a property you're interested in, helps you get the best price for that property, and will prepare paperwork for the transaction and attend closing. Colorado state law requires that all agents disclose to their clients exactly who they represent and a buyer agency agreement must be signed so that I can represent you as a buyer's agent.
What does it cost to use a buyer's agent?
The compensation that a buyer's agent can be paid by the listing agent, seller or buyer. I never ask my buyers to pay my compensation, I always request to be paid by the seller or listing agent.
If I choose to work with you can you give me information regarding properties from other companies or other agents?
Yes, if that other company is a member of the Multiple Listing Service (MLS) - which nearly all real estate companies are. For Sale By Owner (FSBO) properties are not listed in MLS so I may not be able to provide information on them. However I may be able to still help you purchase a FSBO.
How can I find out about new properties?
I can accommodate you individual situation by e-mail, phone calls, custom website with private logon, whatever is easiest for you. Typically I will set up a private website with properties that fit your criteria and update it with new properties that become available and update you automatically via email.
